We are committed to providing safe, well-maintained housing and to treating all applicants fairly and consistently in accordance with federal and Ohio fair housing laws.
All applicants are evaluated using objective screening criteria outlined below.
📄 Application Requirements
All adult occupants (18+) must:

Complete a rental application

Provide valid government-issued identification

Authorize credit, background, and rental history screening

Provide income verification

Pay any required application fee
Incomplete applications will not be processed.
👥 Occupancy Standards
Occupancy limits are based on bedroom count and overall living space.

Maximum of two (2) persons per bedroom

Studio and efficiency units may have additional square footage limits
Assistance animals do not count toward occupancy limits.
💰 Income Requirements
Applicants must demonstrate a gross monthly income of at least three (3) times the monthly rent.
Income may be verified through pay stubs, employment letters, or bank statements.
For multiple applicants, combined income may be considered.
💼 Employment & Stability
Applicants should demonstrate stable employment or a consistent income history.
🏠 Rental History
We review prior rental history, including:

Payment record

Lease compliance
-
Property condition upon move-out

Landlord references
Prior evictions or lease issues are evaluated individually.
📊 Credit Review
Credit history is reviewed as part of our evaluation. While perfect credit is not required, patterns of unpaid housing obligations may affect approval.
⚖ Criminal Background
Criminal history is reviewed in accordance with fair housing guidance. Each application is evaluated individually.
🐾 Assistance Animals
We comply with the Fair Housing Act regarding reasonable accommodations.
If an assistance animal is requested, documentation from a licensed healthcare provider may be required. No pet fees or deposits are charged for approved assistance animals.
✅ Approval Process
Applications are evaluated based on objective qualifications.
If multiple completed applications are received before a decision is made:

The strongest qualified applicant will be approved.

If qualifications are substantially similar, the order of completed applications will determine approval.
📌 Holding Policy
A unit is not reserved until:

The lease agreement is signed

The required deposit is paid
